PRE-PURCHASE OR PRE-SALE EXPERTISE:

I am not disclosing any of these findings from my files (photos, address, measurements and preliminary comments have been excluded from this excerpt).

Conclusions:

The structural aspect of the building:

To the question: Does the building present structural weaknesses?
  • I have not encountered any phenomenon of differential settlement.
  • It will just be necessary to check the floor above the garage for one of the support like a T: minor rework. Structurally the frame is healthy.
To the question: What are the important works to be done to be operational?
  • The plaster must be completely redone for the good performance of the building (waterproofing).
  • The windows must be replaced: this will benefit the insulation of the building. The guardrails are
    to be checked.
  • The interior insulation will have to be checked.
  • The entire heating needs to be replaced: boiler and network.
  • The electricity must be replaced entirely for the sake of compliance with the NF 15-100 standard.
  • The bathroom is to be renovated by creating a static or assisted ventilation system.

The other aspects of the building:

Interior design :
  • The building has remained in its original condition, all the interior fittings are to be redone.
  • The doorframes will have to be changed, garage as entrance as those of the interior.
  • The main access will require verification (metal access ramp).
The building that I analyzed does not present any structural defects, the envelope, the roofing, the basement are operational. All the rest is to be taken up.

The expectation of my client:

Know the truth to inform the buyer of the situation in all objectivity and sincerity, for an informed, honest, and peaceful transaction.

The letters C-S-E correspond to the survey plan

Before doing any work we check:

  • Whether the company exists in the trade or craft register
  • That the manager does not change of management every 6 months
  • That the company benefits from compulsory insurance and for the planned work: paint insurance does not apply to the frame, so we ask for the insurance contract as a whole.
