Why call upon a building expert?

TO ASSESS IN A NEUTRAL AND CRITICAL WAY, ALL THE PROBLEMS ENCOUNTERED BY YOUR CONSTRUCTIONS WITH A VIEW TO SAFEGUARDING YOUR INTERESTS IN TERMS OF TECHNICAL, ECONOMIC AND LEGAL RISKS.

A building expertise for economic reasons:

  • Important works: the large amount of the restoration / works justifies the expertise for a couple of reasons:
    • To assess the appropriateness of the works, in their technical and implementation aspects,
    • To assess the justification of the economic cost.
  • Small works: if the damage and the works to be carried out present a modest budget, the expertise cost will appear to be too high compared to the planned works.

The solution in this case is to choose the right company, to monitor the works like “milk on the fire”, to compensate for the non-hiring of an expert.

A building expertise to defend a broad range of interests:

To defend against companies that do not respect:

  • Construction rules,
  • Their commitments to customers: you,
  • The expert has a role of technical referent; its competence is demonstrated and acknowledged by the parties,
  • The expert has a moderator role; he or she objectifies the situations by evacuating the emotions of the parties, which helps find the solution to “works”.

To defend yourself against insurers and opponents:

  • This is essential and ideally the said “insured” expertise should be done upstream from that of the insurer for essentially procedural reasons.

The expert tells you “the insurer has two obligations”:

  • Meet contractual obligations: compensate clients… regulated by the exclusions they have put in place.
  • Justify his/her decision to take charge or not…. which he/she does by referring to the opinion of his/her expert (not yours).

Understand that the keystone of the compensation system:

=> Is the expert.

Building expertise for advice and / or work to yourself:

To assess your constructive situation from time to time:

  • To assess the condition of your property showing signs that worry you,
  • To assess the soundness of the work to be undertaken,
  • To assess your property before a sale or upon receipt,
  • To improve your knowledge about a technical issue,
  • To consult an expert with a view to preparing a statement of defence or taking legal action against any party.
